'Inconsistent' is becoming an increasingly common way to describe the Greater Princeton Area real estate market. Town-by-town results through the first half of the year vary, as the market transitions from the heavily favored seller’s market of the past few years to more of a 'normal’ seller's market. Meanwhile, the high end of our local market is having its best year ever, with 21 sales pending year-to-date at or above $3 million (vs. 2025’s record 20 for the full year).* Look for the numbers within this report to stabilize further in Q3, as this year's spring market stretches into the summer months. Based on dollar volume anticipated from pending sales, July is tracking to be this firm's biggest closing month—ever!
